Inconvénients :

They have a horrible "ticket" system that only serves to fill your inbox and not take care of the situation. In the end you are left to figure things out on your own which is grueling.

Streamline VRS

Commentaires : They are forward thinking and collaborative - and listen to our needs. Customer service has, in the past, been a bit spotty - partially due to their rapid growth. For the past 8-12 months, customer service has been excellent.

Avantages :

After extensive research of all of the software platforms in the vacation rental industry, we selected StreamlineVRS as it gave us the most flexibility to publish our websites the way we wanted, and for the integration with all of the OTAs and channel distributors. We have 15 active installations, representing more than 8,000 properties across North America - and you can tell that the Streamline system was developed by people who truly know the vacation rental business.

Inconvénients :

Due to the complexity of our onboarding (8,000 properties and 100,000+ photographs), the onboarding process didn't go smoothly and was delayed - but once we were up and running, things work very well.

Wish we switched sooner!!!!

Commentaires : We had been with our previous software provider for over 10 years with close to 400 properties under management and were understandably hesitant to change systems. After meetings with their leadership team and hearing their commitment- we decided to make the change.Throughout the onboarding and training process, their team was very supportive and responsive. As with any large change, there was much to learn and a few bumps along the way, but it was reassuring knowing that their team had our backs, would walk us through the process, and were just a phone call away. After going live, we were able to automate many tasks that team members did manually on our other system- and this allowed our staff to focus on more important key objectives. Their revenue program, RevMax, allowed us to consistently perform 30% above the market in Florida beach markets- which drove more owners into our rental program to drive top-line revenue.Eventually, we decided to exit the business in Feb of 2022 and were able to successfully use the reporting from Streamline and the growth we saw since getting on Streamline to receive a strong valuation.Our only regret is not making the switch sooner!

Avantages :

The feature we liked most about Streamline was the Length of Stay Pricing capabilities.

Inconvénients :

The thing we liked least about Streamline was the complexity of some of the modules.

Do not waste your time or money

Commentaires : Overall, I would not recommend this to anyone who has less than 50 employees. You will need an entire team to workout all of the bugs, submit tickets, test that the "fixes" they give actually work, and to complete their arduous University that doesn't remotely get you ready for launching.

Avantages :

I enjoyed the idea of the software, what you read online and how it's pitched to you. However, that is not how the software actually functions. If it actually did everything it's pitched as doing, it would be an invaluable software. However, that is not the case. I wish I actually had "Pros" to list but I honestly can't think of any. I wish I had seen more reviews like this before starting this path. I have no idea how it has so many five star reviews.

Inconvénients :

After their "three month" training university took us almost a year to finally complete, you'd think that launching the software, or "going live," as they put it would be seamless. Well, that is not the case. We are a full month into "being live" with the software and it's been nonstop issues. Issues that were not gone over during training. Issues that have answers but they don't tell you ahead of time. You have to experience them in real time, submit a ticket, wait on an answer (which is usually just someone sending a link to paragraph that you've already read), respond asking for more details because that information didn't work, being told to wait while they contact the team to find out a solution, then days later you finally get an answer that sometimes fixes the issue.The trouble is, these aren't one-off issues. These are features they claim their software can do. Things like generate quotes from your website, integrate with booking platforms so you can respond through Streamline instead of having to log into each platform to respond, automatically send out different forms for guests, the list just goes on. We thought the steep price for this software would be worth it because it would be like another employee, making our lives easier and more streamlined, if you will. That has not been the case. We now feel we are pot committed though, as we've been paying for this software for almost a year. We are seriously considering pulling the plug and starting over.

Sensational Streamline Software!

Commentaires : Streamline simplifies our process so we can run with a lean team. We save money on salary, can run the business from your phone if necessary and barely leaves a dent in our tech stack. It is great that it not only offers basic features but also integrates with companies that specialize and offer more bells and whistles. Streamline really does make it possible to have your cake and eat it too!

Avantages :

We shopped around as this was our second system and we determined you really do get what you pay for. Having everything you need in one package for a reasonable price was the thing we liked most. Secondly, having the Knowledge Base available for us to answer our own questions.

Inconvénients :

Streamline is so robust and really does more than we need, and gives us room to grow. We have previous experience with the software and took about 6 weeks to set-up.

Avantages :

Amazing customer support and training. Most of the features you can think of are already implemented.

Inconvénients :

Accounting features are meant for experts. Would like to see a more friendly version. Would also like to see some more secure credit card processor options

Commentaires : Overall, I'm most happy with how robust the features are and the culture of the team. With endless possibilities and a culture that cares, responds to feedback, and prioritizes relationships, it's truly the leader in this space.

Avantages :

The top two features that separate Streamline in my opinion are "Streamshare" and "Special Blocking". Both of these features set you up for growth that you wouldn't know existed otherwise. Streamshare allows you to build your own OTA presence in other cities BEFORE entering into the city. Special blocking allows you to combine two condos into A, B, and C listing. A being left side, B as right side, and C listing as BOTH into one larger listing that has the ability to "special block" the group and vice versa.

Inconvénients :

My wish list would only be to have two way full integration with Breezeway. Breezeway works great, but cleanings integrate into Work Orders. Cleaning statuses don't connect. Aside from that, I'm quite happy and very happy with my decision 3 years ago.

Best-in-class Property Management Software

Commentaires : It's been a great experience. I never thought we'd love a PMS and not have to be reliant on tons of outside vendors. There will always be bumps along the road, but their team is there to help navigate.

Avantages :

Streamline is a comprehensive solution that allows a lot of flexibility and is easy to implement, use and adapt to your induvial business needs. Their team is always enhancing the software from the feedback that is provided by their users. It's truly the most all-inclusive PMS we've ever had and has allowed us to reduce the need for several outside vendors. We should have skipped the move to V12 and went straight to SL.

Inconvénients :

While totally functional some of the apps have limitations. Recent enhancements have allowed us to use both HappyStay and OwnerX.

Commentaires : Streamline has effectively streamlined our business, processes, and accounting, and made our teams endlessly more efficient.

Avantages :

Fully integrates all the key components of our business. Most of our tech stack is housed in Streamline as opposed to having multiple platforms. Customizable. Robust.

Inconvénients :

There aren't really any cons. The issues we have are typically temporary as new features or advancements are rolled out and the future benefits out weigh having to work through the upgrades!

Avantages :

PMS software selection and integration is a process that you will never forget. It is neither simple nor painless. While I appreciate all of Streamline's functionality , I value most the people behind the product. A truly successful software choice is not only about great features and affordability, it is about the support relationships you build with people that are truly interested in helping you grow your business.

Inconvénients :

I believe there is still work to be done with owner accounting documents.

Made obsolete by better software and better service

Commentaires : Terrible. So glad to switch to hostawsy which is so much better aligned with modern platform upgrades. Literally no learning curve and so easy to onboard with the click of a widget.

Avantages :

Nothing. I rant did not like it after the first 60 days. Additionally, sales reps provided what I'll call "conflicting" information with the fine print.

Inconvénients :

Difficult to onboard a property. Everything that seems to be included is...but they may not explain that it all costs extra or had very basis function.

Accounting is terrible, support for little things is good but cannot get reconciliation statement

Avantages :

The owner is great! She will respond whenever we cannot get our rep or accounting to answer questions about why we get different amounts for reports that should yield the same answers? The company has been beta testing on the software which should have been done a long time before 3 years. We have had nothing but trouble but again, she is great.

Inconvénients :

They deleted all of our 2017 records!! We cannot reconcile for real estate commission and it has cost me thousands to hire consultants to do this.

Commentaires : Choosing a vacation rental reservation software partner is like choosing a Business Partner. As our company almost doubled in size, our work load also doubled and so did our software partner commissions and website change fees. We were doing all the work and our Other Business Partner was making all the money! When we discovered Streamline and its many "one stop shop" features, it was the Business Partner we were looking for! With a small staff, we were logging into eight different systems to accomplish what we could get done with one click into Streamline and QuickBooks Online. We were able to hire a couple more staff members with the amount of money we were saving by switching to Streamline! The intuitive features are too numerous to list, however some of the cool ones include: the ease of setting up new units; the fun of creating and managing the guest/owner/housekeeping/maintenance documents; the great online Quickbooks interface; the interface with popular listing sites like VRBO, Flipkey and Homeaway; the ability to book and quote from the calendar; the unlimited customizable reports and filters; the customizable unit information fields; the easy work order maintenance area; the all inclusive housekeeping report that is easily changed when a new cleaning company takes over a unit; the amazing WordPress customizable website (change a menu item for FREE!); and on and on... If you are looking to make a switch and you are ready to take the time to customize your reservation software to fit your needs at a very affordable rate, then your Business Partner must be Streamline!

Commentaires : This software is by far the best we have used! We had used Guesty when we first started our company and ran into accounting nightmares everyday! The first day we started implementing StreamLine VRS has given us comfort in knowing everything is correct. The Accounting/Housekeeping and Guest Apps make this company truly untouchable. If you want the best overall company with amazing behind the scenes like Candace(Our REP), definitely choose StreamLine.

Streamline handles all aspects of finances and documentation for escrow.

Avantages :

Streamline is extremely convenient with its ability to batch entire lists of documents to green folders and other programs at one time. It assists me in keeping finances balanced and print all layouts at once.

Inconvénients :

The search engine isn't as helpful as I would like. The entire title of a document has to be entered to locate a specific file instead of one word or partial.

Does Everything I Can Imagine

Commentaires : For many years, we were a customer of one of the system that got absorbed by HomeAway. For a variety of reasons, we began looking for new options. After testing several (and being disappointed every time), we found Streamline. We are still 'new users' with everything just rolling out, but I have yet to find anything that it won't do that I want it to do. Every meeting and session that we have with Streamline, I have a series of questions - "how can I do X?", "is there a way to do Y?", "can I automate Z?" Nearly every time the answer is "yes, and here's how." On those rare occasions where they don't already have what I want, they have already planned and designed for it. So the worst answer I've had yet was "not right now, but its planned for release in September". I can live with that. ;-) Customer service is fast and responsive and actually helpful. Everyone I've spoken with there has been knowledgeable about not only the software but the industry. These people are the real deal and I'm very happy to be working with them.

Streamline is great

Commentaires : We've been using Streamline vacation software for about 8 years. It's the best thing we ever did for our company and now every system is automated from the sales process to direct deposit payments to home owners. I can't tell you how much this has positively impacted our company related to: savings time, managing guests, optimizing processes, automating systems, and tracking success. Streamline has helped us grow by 42-55% every year for the past 5 years in a row. All this with a self-managing team that is fluid, efficient, and very comfortable using the Streamline system. If you are looking to change software or thinking about buying vacation rental software for the first time, Streamline is the way to go. I highly recommend them to any vacation rental company.

Commentaires : Our company has been a client of Streamline since 2009. They have always made every effort to support our needs and changes in a timely and professional manner. Of course, I am the type of person that wants it "now" and I truly believe the Streamline group does changes as soon as they can. The staff are polite and professional. Before teaming with Streamline, we had tried other software programs and by far, Streamline is the most user friendly and is as close as a company can be to fulfilling all our requirements.

Best Vacation Rental Software on the Planet

Commentaires : Hands down, this is the best PMS system ever! Carlos real knows because he is one of us. I have tried a lot of brands and this one does EVERYTHING. If you want a true auto-pilot system this is it. From taking the booking to welcoming the guest back for another stay and everything in between.

I love the reports and the fact that they are always evolving and making their product better. They always try to keep up on current trends and are always improving.

Inconvénients :

I like everything about this software. It is easy to use and a great product. It is a little pricey but for what you get it is well worth it

Commentaires : More than happy to endorse Streamline. No comparison to our prior server-based overpriced program. Some smart people keep cranking out more and more great features for staff and guests to use. Property owners too.
