Avantages :

I decided to give this one a try and we have been blown away. It is going to give me so much information on how we run our business, and how much tasks and supplies are truly costing me.

Inconvénients :

It takes time to setup but I'm not sure how you could change that component of it. Other areas include: It is slow to update.

Simple but Complicated

Commentaires : It was ok, it took some additional time to learn how to use it.

Avantages :

Very simple to use need to be a bit more user friendly to help in the beginning stages.

Inconvénients :

Cost is really high for what is being offered to the customer.

Looking Forward To More New Features

Commentaires : We started using the software in late 2021, early 2022. In the beginning, it lagged so in redibly bad. It literally took minutes to upload and sync the data with the server back at the office. When you are already on a time crunch, it has to be nanoseconds to upload. They fixed the issue and its been breat ever since. I would love to see a section to upload videos. I would love to be able to build out a template from scratch and assign rooms (and elements for those rooms) based on WHICH floor it is on. We can input the floor number but it doesn't pull over to allow this to be done.

Avantages :

This is a magificent platform to assign tasks to cleaners, inspectors, maintainence vendors and office staff. Its user friendly and the biggest impact is the ability to upload hundreds of photos when having people out in the field. In our case, out on the island.

Inconvénients :

You cannot upload video snippets. For example, if i walk into a home and the ceiling fan is buzzing or humming, a video is better to send to a repairman. They can hear and see what is happening before they ever get in their vehicle to make the drive. Saves time tremendously. Plus, it helps to identify an emergent situation vs something minor that can be addressed during business hours the next day. Aside from Breezeway itself, we also utilize the chat/text feature with all.our vendors and guests. Similar to the tasks needing video snippets, i feel the texring line should be able to receive a vido snippet. If a guest is in the home at 11 pm and the slider door is leaking, tbey should be able to send us a small video with the location of the slider, and how much water intrusion is actively in progress. Still photos do nothing but capture 1 single second. In 10 minutes it could be into thousands of dollars in lost revenue to the homeowner and a bad experience for a guest. In addition, the texting platform currently allows 1 single photo at a time. Event in a task you can upload a maximum of 10 from your gallery. Vendors and guests should be able to upload 2 to 4 photos in one click. Again, the time it takes to find, select, send, find select send, find select send, over and over again. For advanced as our technology is today, uploading only one photo at a time on the texting app is an antiquated process.

Commentaires : For the most part good, with the exception of slow response/answer times for calls after hours, not prioritizing correctly needs of guests - i.e. lockouts - not marked urgent or a call made to on-call staff.

Avantages :

For the most part, the after hours team answering calls and leaving messages for office team for next day. Ability to put tasks in, assign and mark finished when complete

Inconvénients :

Slow responses to answering after hour calls. Sometimes urgent requests are mishandled. When putting in a task it would be nice if the name of the person entering in with a time stamp is included

Commentaires : Overall my experience has been more pleasant and helpful than not. The service provided helps is a wonder resource that provides easy and quick functionality and searchability. Breezeway provides many points of recording comments and photos which is a huge must in the hospitality industry.

Avantages :

Easy Navigation, simple training fpr team memebers, quick service from Breezeway team with issue fixes or learning opportunities, fantastic record keeping.

Inconvénients :

Here are a few things I would love to see: - Accessibility to deactivated property tasks and profiles -the ability to set individual task templates for individual/multiple instead of all properties - Accessibility to add an issue to a task from the initial pop-up task rather than needing to open the whole page - Accessibility to add an assignee to an issue initially so the task is added right away

Happy but would love some additions

Commentaires : So far we are happy with the service, but are looking forward to additions.

Avantages :

Easy scheduling and automation of assignments. The portal for vendors/user is very useful. The company uses suggestions to better their product and listens. We love our contact at Breezeway, [sensitive content hidden]. She is the best :D

Inconvénients :

There are still some things that could be better. 1. Automating responses to closed out work orders would be VERY helpful. example: once the mattress is cleaned by the upholstery company, the close out triggers a hskg work order to remake the bed. 2. Ability for vendors to change their due date (maybe make this a reviewable option for manager/supervisor in the company) 3. Ability to add requirements to a work order without having to add it as a template would be nice as well. 4. Automations for completion of particular work orders (way to mark to email completion report on certain work orders that we need to follow up with owners/techs on). 5. No way to search work tags in daily check in dashboard. 6. You can't sort by assigned (much easier to follow up this way). 7. Would be nice on check in's to see any properties with an urgent work order assigned (it has to be assigned to the check in day to show up on the dashboard).

Love the software - training could be improved

Commentaires : I've been using it for about 18 months - I feel like training was dull and then I was given this robust platform with no more real guidance. I wish I had had more educational meetings post onboarding to learn more and more about how I can make the platform work for me. Also meetings by departments would have been helpful. I don't need to learn about how the other departments would thrive but would love to know EVERY way I can help my team do more than just succeed with this platform

Avantages :

I like a lot of things about breezeway including task tracking for my department and the ability to see how much time my team spends on tasks

Inconvénients :

I wish auto scheduling could push tasks to calendar breaks even if they are over due - maybe based off of a task tag or sub department

Love Breezeway! Super easy, super useful

Commentaires : I use Breezeway every day, and I love it! I can easily assign tasks to my maintenance team while understanding the priority of my own tasks. Breezeway makes scheduling for multiple properties with completely different calendars SO much easier.

Avantages :

I use Breezeway every day! I like how easy it is to view calendars for multiple properties at once, and assign priorities to task to get a clearer view of my day. The support staff is so friendly and prompt - if I ever have any issues, the team addresses it so quickly and are so nice while doing so.

Inconvénients :

I hate that I can't access the full Breezeway platform on the mobile app. It's easy to make and view my own tasks, but pretty difficult to pull up the calendar for one property without being taken to my Safari app. I would love to be able to view property details & calendars without having to open another app.

A MUST HAVE TO BE SUCCESSFUL

Commentaires : Breezeway is a must have application in the Vacation Property Management business. Clever functionality, smart ergonomics, and good tech support makes Breezeway a cut above. They're a great company, and like Above The Rest Cabins, treats their staff like valued members.

Inconvénients :

**LINE BREAKS PROHIBITED IN MESSAGING MODULE** Breezeway doesn't allow line breaks in their Messaging module. This is a big deal when you're attempting to architect critical weather information so certain content doesn't get lost in a sea of text. **DOESN'T PULL OVER OTA INFO** Breezeway doesn't pull in whether a guest is an Airbnb or Vrbo booking. This is a data point worth adding to your integration set. when users click on guest info. These are just my two biggest issues.

It's a Breeze

Commentaires : Overall, it's been a breeze! I have not had many issues with the app or the desktop version that a simple refresh has not resolved.

Avantages :

I enjoy the many ways of viewing task for the day, or the week, being able to close out certain people's tasks if they forgot while in the field. It is so helpful being able to see the check in and checks outs in the drop-down calendar when selecting a date for completion on a task. Aswell as being able to see a map view of where the members of the team are and easily seeing homes with task issues.

Inconvénients :

The lack of being able to place tasks in a certain order in a team members day to help with the route planning and time management for scheduling.

Good product - but could be better!

Commentaires : Generally good. Ability to reach a person is very good, but is too frequently met with "sorry we can't do that." Onboarding was fine & included a real human, but is not customized to your needs necessarily & all of my sessions involved another company too, which was weird. It moved to slow for me as a result.

Avantages :

It's pretty well thought out & everything works as advertised.

Inconvénients :

App for my vendors is finicky - weird refreshes that sometimes don't actually refresh, Breezeway messaging also finicky both as an app on my phone & and in the browser. So far I've probably asked 5 questions that have gotten the standard "we'll put that in as a suggestion" which is super frustrating - specifically the inability to add additional elements.

Breezeway Enables Our Operations

Commentaires : After several years of improvement and expansion, Breezeway continues to be practical and functional. The UI is straightforward for office and field staff. Our guests appreciate the messaging and Guide functions. The reporting is solid.

I want an expanded Guide so we can add and edit unique events, local highlights, etc., rather than being limited to adding URLs.

Barefoot helps a lot out in the field

Ease of Breezeway

Commentaires : We have been using Breezeway for several years and will continue to do so. It is a great value for all of the services it offers.

Avantages :

It is very user friendly, easy to learn and plenty of training videos and articles! The chat feature is very helpful as well.

Inconvénients :

The Upsell feature is a great idea but we have not had a guest purchase something through there since October. It was working great and then it just stopped getting the sales it had been getting when we initially set it up. I can't figure out what the problem is. Love the concept but need to figure out why guests aren't purchasing.

Ease of use/UI. There isn't unnecessary fluff.

Inconvénients :

There is a bug (possibly due to our internet) that sometimes makes activity come up as blank and a refresh is needed. One thing that could be GREATLY beneficial, and this could be user error, but having a "Create" your own department or workflow would be AMAZING.
