A trusted companion for a decade.
Commentaires : My experience with Realpage has been a good one. I love the continuing education opportunities that have been made available and the fact I can always reach someone on the phone to walk me through issues that I can't resolve on my own.
Avantages :
For a decade now, Realpage has been a trusted companion for me. From time to time, there are outages and bugs that have to be worked out, but the wonderful folks at Realpage always get us back up and going in a timely manner!
Inconvénients :
As with any software, I guess the only thing would be the outages and freezing up from time to time.
Stay ahead of the rental market!

Annual Renewal
Commentaires : The price has increased so much over the past two years without much changes in the programs capabilities on the commercial side or reporting side. I am not happy with the increases as they seem excessive.
Avantages :
Setting up leases are pretty easy but putting in renewals/terminations etc are difficult
Inconvénients :
The first 2 years they locked your increases in at 3%. The third year I received notice that they were increasing the cost by 5% or CPI whichever was greater. Again this year I was notified of a 5% or CPI increase whichever is greater. Majority of my Common Area Maintenance charges are capped at 3% so we are losing 2% annually that I cannot pass on to my tenants. Make sure that you insist they put a cap on their increases prior to signing the contract.
Customer Service is horrible
Commentaires : Not good, I which communication and support are just not there. We can't sit on hold for 45+ minutes each time we need to call. Or wait days or weeks for a reply to emails.
Avantages :
The software is pretty easy to use and has all the features that we need.
Inconvénients :
Customer is horrible, long hold times, support takes days and even weeks to reply to emails.
RealPage is a nightmare for vendors
Commentaires : I'm a vendor who was requested by a P.M. company to sign up with RealPage. I wish I said no in the beginning. I paid the $200 to get my profile upgraded. Then I paid $109 to get the P.M. company listed on my account. I filled out R.P.'s outdated W-9 online, then they emailed me that they needed an "updated" W-9, not the one that is supplied in THEIR website. I submitted the new one via email, they still send emails stating that they need it... Another major negative is that I paid $109 to get the P.M. listed on my account, but the P.M. is requiring $1M liab + $1M excess liab/umbrella + $1M auto with additional riders. All totaling over $10K in additional insurance premiums over what I currently carry ($1M gen liab/$500k auto, no excess/umbrella). The job was only going to pay $8k gross, that wouldn't even cover the insurance costs, much less the time and labor. After all is said and done, I'm out of the prospect and $309 for this experience. They don't offer refunds. I turned off the auto renewal. I hope ZRS prop mgt reads this.
Avantages :
Nothing at all. They need to offer refunds.
Inconvénients :
Their 5 platforms don't work well with each other so it's hard to navigate between them. They need to update their W-9 on their site and stop wasting peoples time by having them submit new ones. You don't know what the PM requirements for insurance are unless you pay $109 to find out.
Could be better
Commentaires : I've been disappointed with the software for what we are using this for. This may be perfectly practical for other apartment complexes, but for us in student housing, this has really made us struggle more than succeed.
Avantages :
When searching for residents it's nice to have the more option next to their name for quick access to features instead of clicking into view and scouring for information. Scanning payments goes fairly smoothly.
Inconvénients :
This system is not student housing friendly. The online leasing and guarantor process is a pain to toggle between their prospect portal for signing and generating their credentials to their applicant portal once they've signed. It's confusing for the customer to have 2 different log in credentials for signing and making payments. Sometimes you will receive an "Unable to Locate Account" alert and will need to manually deposit checks to the bank because real page experienced an error processing someone's check. To add, you cannot try to re-scan because the check will then be a duplicate entry, although it did not successfully go through. It will also charge a Non-Sufficient Funds fee when it isn't truly NSF. Sometimes functionalities stop working. For example, we are able to assign leasing consultants if an applicant selects "House". We have had this feature for over 3 years. When the functionality stopped working (on only some accounts), their IT department responded that this isn't a function although we had been using it daily. The overall look of real page feels dated. It's not user friendly.
Authentication issues. Use of "Cookies" under web browser
Commentaires : The support staff didn't seem to care about "other" vendors and the impact on my company.
Avantages :
Low Income Housing, leasing, HUD intergations
Inconvénients :
They claim to support the Chrome browser. What they don't tell you is you can't use the same browser with any other software/vendor that store information in the "cookie" file. This effectifly forces you to dedicate a single "browser" for their software.
Should be more user friendly
Commentaires : I was not impressed with this software. It seemed to be less functional and more time consuming than the others I’ve used.
Avantages :
The reminders were nice. It helps that you are given the names of prospects for follow up. Maintenance orders were easy to put in.
Inconvénients :
Incredibly outdated and lacking ease of access features. Also not fond of the inability to go back if end of month was accidentally finalized. Leaving the company in a bind for several weeks while support assisted with this problem.
Not a Great Value for Customer Facing Front End Users
Commentaires : Supposedly this is supposed to keep our rental rates in balance with market demands. But there is really no need for me to access the data here in order to help my customers. This should be a product not needing to be utilized by front end users.
Avantages :
Being able to view competitor's rents is probably the only reliable thing in this software. I know this could be an error on integration and owners part, but the information everywhere else in the system for those of us who are supposed to use it daily is really lacking in credibility, reliability and ease of use.
Inconvénients :
How often overall feel of the product changes, how many clicks it takes to access key features, no real training provided on product from administrators or account managers, and the lack of reliability of data being provided in consideration of what I need to help my customers best.
Buyer Beware
Commentaires : The worst customer service in the business - I come from property management and do not recommend this product - you are putting yourself in security jeapardy.
Avantages :
Paid my rent on the portal - but glitches where they don't reflect payments and information is accessible to anyone - security and privacy concerns.
Inconvénients :
No security controls - personal information to thousands of individuals/companies are open to anyone. I had to cancel all my banking accounts.
Great accounting software for small to medium sized businesses.
Avantages :
OneSite is super easy to navigate and works seamlessly with RealPage. Doing bank recs are simple, paying vendors via ACH works well, and setting up users with different access rights works like a charm.
Inconvénients :
Their report builder can be easy to use, but you can't do any complex report writing. I'm not sure if they have an add-on for more complex report writers, but something to keep in mind if your company expects complex reports.
Good Product for Property Functions
Avantages :
Easy to see and use to look up resident information and accounts. Onesite software has an easy functionality to look up account information when residents or prospects may call inquiring about various parts of information needed for their lease. There is a function to upload documents to each account to minimize the amount of paper used on-site.
Inconvénients :
No html capability when sending e-mails out. When sending out e-mails, residents/prospects, are more prone to open e-mail's that are formatted in html instead of text function.
Love Onesite!
Commentaires : If you are looking for a great software for conventional or affordable, Onesite is the way to go! Highly recommend this software. I have used it for almost 10 years and couldn't be happier
Avantages :
Pros for Onesite are ease of use, ease of correction if an error is made on certifications, ledger and resident information. It is very user friendly for someone who does not have computer experience.
Inconvénients :
If you do not set it up correctly, then there are tweaks that have to be made and their customer support will help resolve those issues.

Commentaires : Overall, the best feature of the software is the simplicity of accessing different modules and being able to easily navigate through the system without any issues.
Avantages :
- Easy to navigate - Budget formulation is direct and concise - Bank reconciliation process is straight forward - System features updated periodically
Inconvénients :
- Needs improvement on report functionality options - Customer Service was not the most helpful - I do not like how the Leasing and Accounting roles are on two different platforms
Onesite Review
Avantages :
The Onesite tutorials made it easy to find answers to overlooked issues. The ease of software made it simple for training new employees adapting to a new system.
Inconvénients :
Initially, there were triggers that would slow down the process for move-ins/move-outs. Accounting department had to wait for Leasing to close moved out files. This was a perfect storm at the beginning of the month, with all sorts of new move-ins for the Leasing staff to balance.
OneSite is very user friendly
Avantages :
The thing I like the most about OneSite is how user friendly and easy it is to use. I have used at least 3 other property management softwares and none are as easy to use. There are many reports that can be generated and functions that can be completed that you can't necessarily do in Yardi, MRI, etc.
Inconvénients :
The only con would be the monthly price. It is a bit steep compared to its competitors but well worth it.
Property Management 101
Avantages :
This software truly allows you to do your daily necessities with ease. What you don't realize is how much it helps with all the extra bc it can interface with so many additional software programs to help make it even easier for you.
Inconvénients :
bumps in the road for interfaces at times or utilites going in incorrectly but those are things with all systems.
Used Onesite in the past and found it to be very user friendly!
Commentaires : I've used many types of software applications and this has to be one of the most user friendly applications!
Avantages :
I liked the automatic data backup, smart search and customizable reports. This all helped to enhance the customer service experience for tenants and landlords.
Inconvénients :
It was slow when saving data but I think that was more of an Internet connection issue. Other than that, there were no other issues.
Decent program but difficult to use
Commentaires : I used OneSite for 2 years and found myself having a lot of issues with it. This could have been due to older computers but it would constantly freeze while I'd be in the middle of working. I use Entrata at my current job and find it to serve all (if not more functions) while being more user friendly.
Avantages :
-compatible with a wide range of other software -serves its basic purpose -customer support -quality FAQ and forum online for questions on functionality
Inconvénients :
-difficult to navigate -Can only fully be used on Internet Explorer -freezes easily -antiquated interface
OneSite
Avantages :
It was impossible to miss a daily task using OneSite since it would not let you go to the next day without taking care of any issues. It was user friendly and easy to learn.
Inconvénients :
Just learning the names of the reports needed. That's about all the cons I can come up with. Once I knew the name of the report, I could easily get around.
Onesite is awesome!
Avantages :
Helps to keep data organized! Easy to pull reports and integrates with other software. Staff is very helpful.
Inconvénients :
There isn't much I can say bad about it, but if there was one thing I would like, it would be more ability to create custom reporting. There might be options for this that are existing that I am not aware of

I have used other software in the past, and no others are as easy to use and train with as this system. Very simple even for those that are not that tech savy!
Inconvénients :
Sometimes the system gets too slow, freezes up, and then you lose all of the data that you just input.
OneSite Wizz!
Avantages :
Ease of use, portability between different types of housing communities (rules, voucher info, resident info, certifications, etc.)
Inconvénients :
Small learning curve if user is accustomed to other software. Other than that, I found it to be easy to learn and become savy with.
Very User Friendly
Avantages :
Easy to navigate. Hard to make mistakes. Lots of checks and balances. Lots of reports to choose from. Budget module is my favorite.
Inconvénients :
Each module is charged separately and it gets a little pricey when adding each one. Support isn't the greatest.
