Commentaires : I have no idea how I managed my properties without Innago. Tracking tenants, leases, payments, expenses, and maintenance requests is made so much easier with Innago. I love this service and would recommend it to anyone that manages any amount of properties.

Avantages :

There isn't much not to like. Innago provides a easy to use interface that puts all the relevant information together in a nice visual!

Inconvénients :

The process to setup leases online can take a while to setup, but is well worth the effort.

Avantages :

Their customer service has been great so far. Coming from another service, I was sorely disappointed in that company's customer care and ability to take care of me. I did not feel they could be trusted to process my rent payments. I am so relieved to be with Innago. They have responded back immediately each time I've sent a question, and they processed my rent payments in a reasonable time.

Inconvénients :

I haven't found anything I dislike about them. It took a few extra days to get my first rent payment but that's to be expected.

Customer Service is on point

Avantages :

Integration was simple and software is easy for tenants. Customer service is always quick and helpful.

Inconvénients :

There are bugs in the software that are user facing, while they are resolved quickly it seems there needs to be further testing before deploying new features.

Best property management tool on the market for its price

Commentaires : Fantastic, we switched to it for the custom leases, but have enjoyed it for reporting far better than our previous platform, apartments.com

Avantages :

Free for landlords, low cost for tenants, easy applications, custom leases with pre-filled details, lease and lease payment tracking and dashboards. All of this makes it super easy to scale.

Inconvénients :

Need APIs, everything else is perfect and has been working great for us!

Excellent Implementation after Set Up

Commentaires : Excellent service from their team. Once tenants are signed up, everything goes pretty smoothly.

I love the automation and streamlining of the rental payment process. The tenant portal makes is easy to collect rent and request maintenance.

Inconvénients :

There is a confusing learning curve to get everything set up properly. Payment times are janky.

Fantastic Landlord Tool To Help the Small and Large Real Estate Investor Alike

I like the ease of collecting rent from my tenants. This is critical and saves me a lot of time attempting to collect rent manually.

Inconvénients :

I found it a little difficult to navigate to some of the tools.

Dependable and streamlined property management platform

Commentaires : I love that Innago sends automated emails to my tenants when rent is due. If rent is overdue and a late payment fee is added per the lease agreement, having Innago send it rather than me contacting the tenant makes it much more professional and impartial. My tenants are paying on average 5 days earlier than before I implemented Innago. This is all at no cost to me! This is a piece of software that makes sense for any commercial or residential landlord that would appreciate a more professional and transparent interaction with their clients.

Avantages :

The most impactful features that Innago gave me include:- Easy to maintain and view rent payment status from all tenants- Optional online rent payment from tenants at no cost to me- Automatic email reminders for rent / other charges due- Storage of lease files- Ability to pre-schedule rent increases per the lease in place.- Platform for tenant and landlord to communicate including online lease signing/lease storage, maintenance requests and repair resolution.

Inconvénients :

I would like the ability to preview communications /invitation with the prospective tenant prior to sending it so that I can make sure it is correct. I would like a feature for the tenant name field to have an alternative field for 'business name' rather than First Name and Last Name.

Free property management software with a ton of features!

Avantages :

The best free property management software that allows you to create and sign leases, screen tenants with background checks, split disbursements of rental payments from multiple properties amount multiple bank accounts as well as integration with tenant search websites such as zillow to provide assistance with filling vacancies. Very easy to use. I manage seven properties shuck include long term rentals as well as my short term renters and traveling nurses and Innago makes my life so much easier.

Inconvénients :

I would love to see an update to the mobile app because it takes a bit longer to do things via the app rather than when I’m logged in to the Innago site.

Great platform for landlords

Avantages :

Innago is a great platform for rent collection, lease signing, and maintenance requests. Users can create lease templates to use and have tenants populate fields that are variable. Lease signings can also be done online through the platform. In the past I had to update my lease for every property I own and for every year, but now I can just use one template basically forever. Maintenance tracking always used to be a problem for me too. Tenants would text me or email me (sometimes in the middle of the night) and I didnt have a consistent place to track all those requests.

Inconvénients :

It would be good to add more than just lease signing for documentation. I have guarantors for all my tenants because they are students, so I need to have cosigner agreements signed. Also, the expense/transaction management seems worse than other products I've used. It doesn't seem like there is an automatic import feature in Innago (so that my mortgage payments can come in as an expense or something).

This is a boost to cash flow

Avantages :

Many of the homeowners from properties we manage wanted to pay by credit card. Another service we used had astronomical fees and we heard nothing but complaints about them. Innago's rates are low and they offer e-checks.This is the first year we've worked with Innago to let homeowners pay online. The response has been good and, after a short learning curve, it's easy for me to navigate the system.

Inconvénients :

There is a learning curve BUT the customer service is great and every question is personally answered

Innago review

Commentaires : At first I had a hard time due to the fact I never had any computer training. Now that I learned to use the app is not hard a all. The support is hand down the best I have ever experienced. I was having issues with my lease templates. I emailed [SENSITIVE CONTENT HIDDEN] at 9 PM with the problem. They set everything up for me and was posted on the app at 12 AM. All my apartments are college rentals (West Virginia University). I have parents telling me all the how much they love the app. I have not had one complaint about the fees charged for payments. Overall all I think it a great software.

Avantages :

Price. The support. If I'm walking around my units and some stops me to give me a check or cash. I can open the app on my phone to record the rent. Then I just drop it off at my bank on the way home. I like that each tenants email and phone number is available to view on the app.

Inconvénients :

Need a shortcut to access that app for owners (It's coming soon I hear).

Best online property management

Commentaires : Great experience, they have great advanced tools, very good customer service, much better than competitors. Need some improvement on reports but the advantages easily shadow any missing features which are not critical.

Avantages :

features it has that can be customized and configured according to your lease terms, highly customizable and at the same time provides you with automatic processes such as for charging late fees, ability to upload documents, send reminders and much more.

Inconvénients :

I am missing a landlord app!!! in 2022 such a service should have an app for landlords!!! I would have liked to see them improve on history of payments and on flexibility for applying payments to invoices in case a tenant pays in one lump sum for several invoices. Another thing is an option to send a tenant a reminder about his entire debt not just per invoice. Also, need to improve on ease of creating invoices or reminders, if you are already viewing a certain tenant or property have that one selected as default instead of the need to start selecting. Also need better alerts for maintenance requests by tenants, but I assume this will be improved if a landlord app is introduced.

I like what I see so far.

Commentaires : The support is HIGHLY responsive and extremely supportive in explaining and troubleshooting. It's way beyond the support I get from my current company.

Avantages :

This software does a lot, I like the invoicing system that allows me to tailor specific billing for the tenants for the regular payments as well as special payments and assessments that arise from time to time.

Inconvénients :

It's a little slow to load and I have to jump around to a lot of different sections to get the info I need. Better to have a tenant/property page with just that tenant's information there for a good view of what's going on with that tenant/property without distractions from other tenant/properties at the same time.

Great for Mom and Pop rental businesses

Avantages :

What's there not to like? I personally like lease, tenant, rent, expense tracking. It keeps me keep on top of my renters and helps me track my profitability overall. Lease management is a business. I don't know how I lived without it before. I'm sure there are similar SaaS solutions out there but there is no way to beat Innago's feature set for the price.

Inconvénients :

My only cons are the reporting. I wish there was more granularity on the reports. Some graphs and timeline stuff would be good. Next is the cost for the payments. I tried to get my tenants to use Innago payments but unfortunately they got turned off by the additional cost it brings. If the payments can be done at a more reasonable rate to tenants, I would love to have them all using Innago for payments as well.

Avantages :

Innago is a really nice, and seamless online property management system. Here's my reasoning... When you login you have several tabs towards the left side. You have Dashboard, Properties, Tenants, Applications, Leases and Files, Income, Expenses, Maintenance, Messaging, and Users. I don't use every single feature that Innago offers, but it's very nice they do offer a broad range of tools that almost any landlord or property manager can use. One of the things that I really love is the UI (user interface), and UX (user experience) of Innago. The web design is very nice on both desktop and mobile. I used Cozy for the longest time, but in all honestly the user experience was clunky and very convoluted, moving through menus and certain areas of the tools were not straightforward. Innago is not like that at all. Everything is properly organized and the logic of going through any menu, selection or tool is properly implemented, which is important to me. I also like how affordable the fees are (with tenant ACH payments). I like the fact there is a very slick looking app for tenants. This helps me provide a more enjoyable and professional experience for them.

Inconvénients :

I think a Landlord app would be nice, but no major cons at the moment that I can think of.

Switched from another system

Avantages :

Overall, the system is awesome! It did take some getting used to, but that is with every software out there. I have used 3 other systems and will tell you that Innago is the ONLY one that sticks with us for support. The other systems were great during the implementation period, communication was top notch, but then came our day to day use and we would have to submit a trouble ticket and wait sometime 4-5 days for a reply, and even then sometimes it was a link to their FAQ's. We have been using Innago for about 6 months now, and even as late as [SENSITIVE CONTENT HIDDEN], I called in and got a real person that handled my question!

Inconvénients :

A little time to get used to it, but after that, NO CONS.

Awesome Software all around

Commentaires : I use the software for both a residential property and a commercial condo association. I was introduced to Innago via a web search and because it was free to me as the landlord of a SFR and that it provided a means of communication with my tenant. Set up was quick, easy and intuitive. I received very good feedback from my tenant as well. The communication with tech support was quick and efficient as well. In a conversation with [SENSITIVE CONTENT HIDDEN] at Innago, I discovered we could set up an Association as well. It changed the terms such as tenant to owner, rent to dues, etc. We now use it manage our Association as well! Big high-five to the Innago Team, I love the product!

Avantages :

1. The communion features between us and our tenants and also, in our case, Owners in our Association is awesome. 2. Once the system is set up it's really "set it and forget it" process. 3. It's free to the Landlord...crazy awesome. You get so many features and capabilities for free!?

Inconvénients :

If I'm to be picky, I would like to see more ease of use in the invoicing set up. What the system is capable of gets 5 stars. How you have to get it set up I wish was a bit easier. I will say that tech support was quick to help and Innago has regular webinar training so that really helps!

Innago is Amazing for Property Management

I love that Innago has amazing customer service! I have called and emailed many times with questions and they always replay so quickly! The software is easy to use and as the administrator I like that I do not have to pay - the tenants pay.

My least favorite thing about this software is the setup. It can be tedious to figure out but once I figured it out I love it!

Happy Manager

Commentaires : Overall, I'm super happy with it. My tenants are as well! I also have the sense they are willing to make improvements as they are able.

Avantages :

I love that it has all the features I was looking for in one place, & the fact I could personalize my account, my documents, & my tenants profiles is a bonus. Online signing, storing leases, rental listings, good customer service, no glitches, there's so much to be grateful for (especially the price). My tenants are especially happy with the convenience, as am I. It's a huge upgrade from my last 2 online rent collection platforms.

Inconvénients :

It's got everything I need, once I get used to using it. There have been a few tasks I needed help to walk thru & learn how to use each feature. It offers so much, that it can be a a challenge to learn all at once. I think in the future, the site could improve a little on it's intuitiveness, & or provide more instructions videos or site guides for every feature.

Best Option for Small Real Estate Investor

Avantages :

Rent collection and payment processing take away the biggest headache as a real estate investor. Automatic invoicing makes it even easier. Easy to use software with great technical support when you need it.

Inconvénients :

I can't think of reason to not use this software, particularly for a beginning landlord. The price and features of the this software make it very affordable to look like a professional landlord that offers payment options and features that were traditionally only offered by landlords with an office and staff.

Best Property Management Interface

It’s easy to input my tenants information, lease files, and payment information. Technical support is second to none, within seconds I’m talking with the person who manages the software if I have any questions.

Great tool for a small property owner

Commentaires : As a small scale property owner, Innago allows me to have the technological tools I need at a reasonable price. It’s allowed me to work more efficiently and effectively.

Avantages :

I own and manage about 20 units of residential rental property and looked at many options to take online payments. I decided on Innago because the price was good for all the features. After using it for just over a year, I’m very happy with the features that I use - online payment, signing leases online, and taking applications online. There was a bit of a learning curve but the support from Innago is very good whenever I had a question.

Inconvénients :

The maintenance portal doesn’t really work for me but it’s probably just a preference of how I do things. Setting up online documents to sign is a little challenging until you learn to leave enough space for signatures and such but it’s great to be able to sign documents online.
