Avantages :

Before switching to Yardi, I used Excel and QuickBooks to manage all properties and payments. Yardi Breeze has streamlined property management; I easily keep track of tenants and leases, maintenance requests, expenses, and vendors. And the best part is that I can do it all from anywhere! Whether I'm in the office or the field, everything is in one place.

Inconvénients :

Yardi is continuously updating to provide the best features to its users. If there is ever something I think could improve, there is a feature to give feedback, and Yardi's engineers take every suggestion into account to continue to deliver the best for the users.

Commentaires : As an accountant, my overall experience has been pretty uneven. When I'm trying to make a journal entry or reconcile a bank account, I find myself wishing my client was using QuickBooks. But when I'm recording an inter-entity transaction or looking at CAM charges, I'm grateful for Yardi. I just hope there is a unit within Yardi that's focused on developing the accounting side of the Breeze software, because overall it really is not up to par with respect to the rest of the industry.

Avantages :

Easy to list properties online for potential residents to find. Easy to set up online payment for residents. Customer support has been responsive and helpful. Some nice, innovative features on the property management side of the software.

Inconvénients :

The accounting side of the software is pretty weak and clunky compared to competitors. There's no way to set up bank feeds, so cash reconciliations are 100% manual. The way banks are paired with GL accounts is convoluted and difficult to set up and understand. You can attach documents to payables and receivables (great!) but not to general journal entries (why not?). There is no way to customize basic financial reports in the way you would in software like QuickBooks. Customer support chat feature doesn't work with my company but other companies' chat features (e.g. Intuit) work just fine. Navigation is clunky - it often takes several clicks to get where you need to go. There is a "Favorites" feature that allows you to create your own list of frequently visited areas in the software, but that in and of itself is pretty clunky and confusing, and I shouldn't have to set up favorites in well-designed software. I've had weird errors here and there that customer service couldn't explain and that were solved using a silly workaround (such as removing a couple of lines from a journal entry and putting them into a separae entry). There is no way to "hard close" your books for a given period, so there is nothing stopping a user from posting transactions into a closed period, so if you're a company that needs to get an audit, don't use Yardi. Overall, the accounting side of this software feels like a beta test - it's pretty good, but it's not quite fully baked.

Commentaires : The online support chat team is fantastic. They are always happy to share screen and trouble shoot.

Avantages :

I love the vacancy rate alongside the Open AR widgets right on the dashboard. I also look forward to using resident screening.

Inconvénients :

We feel Breeze is a bit restrictive compared to Genesis as far as being able to customize and use how we like. Some fail safes are good, but we are still learning to embrace the change. I am confident that in the end, the growing pains will be well worth the effort.

Exhausting and Expensive

Commentaires : Nightmare that we can't wake up from.

Avantages :

Reports are excellent and the bookkeeping/accounting side have minimal trouble.

Inconvénients :

Breeze is everything but a breeze. It has been hands down the most clumsy, clunky system for property management. Everything is a add-on or needs to be enabled. It has been an uphill battle for those that use the software to manage properties. We are nearly one year with this software and can't get tenants from cradle to grave (guest card to move-in) through the system. Want to screen a tenant need to enable that which requires Yardi staff (who took over a week to get it on). Constantly being told - "do the training modules" which end up being different or you hit some enable snag that only Yardi can fix. Want to electronically sign documents (which you would think it would be baked into a PM program) nope, you have to buy an add-on. Want to communicate with tenants? They have to opt-in to your request instead of opt-out like Buildium or AppFolio. Maintenance staff can't use it and no good app for it. Tenants are either perplexed by the system or it requires tech support to get them enabled.

Commentaires : This is at least my second version of Yardi, and Breeze is very easy to work with. If one is not familiar with accounting software or management software, there will be a learning curve, but this powerful software, which allows the user to keep very detailed records for all aspects of management, or simply use the features you need. , which are also great for the amount of detail that can be added for all aspects of real estate management.

Avantages :

Ease of use for onboarding of new employees and accountants, while retaining the full accounting power of other Yardi software. Payment processing. Tenant portal with payment processing and maintenance correspondence.

Inconvénients :

I would be trying to think of a complaint...

Avantages :

It is genuinely the most user-friendly software I've used. Almost everything is self-explanatory and if you not, the help section will easily guide you. Plus the chat feature is a lifesaver in getting an issue resolved quickly.

Inconvénients :

There are some features that could be added, like the ability to add photos to a maintenance request, more specific reports on insurance, more customizable reports in general.

Commentaires : During this pandemic, going virtual is absolutely essential. We are an essential business and we DID NOT SKIP A BEAT when we went into shelter in place orders. As owner of the property management business I am just incredibly thankful to have finished implementation just 4 months earlier. We really lucked out on the timing.

Avantages :

The rent collection is most helpful feature. Reports are incredibly easy to send out to owners each month. The accounting system is extremely robust. I was able to get up and running pretty quickly. However I am still learning new features all the time.

Inconvénients :

The implementation time was very long, over a year. However, my previous setup was not able to be imported (manual system) so I understand why. Nevertheless, I would not change anything. We are very happy to be in the cloud with Yardi Breeze.

Great Software!

Commentaires : My experience with Yardi Breeze has been mostly positive. I do find that when there is an issue that someone doesn't understand it take a long time to get a response. I truly believe that if you utilize your users with experience to explore new patches before launching you could head off a lot of issues. The most recent patch has created some issues that we are still trying to get fixed.

Avantages :

Yardi Breeze has many different functions and makes running our properties and updating our tenants very easy. The platform is easy to use and also easy to access being completely cloud based.

Inconvénients :

There are several areas that could use improvements, just small improvements that would make a big diffrence.

Avantages :

The ability to have a corporate website that integrates with this software allows us to update our available units for advertising in one place. It also allows us to also easily collect and retain prospect information in one place. The chat feature is great to contact support when required.

Inconvénients :

The feature I am missing most in this software is the ability to pay vendors through the online payments option. It would also be great is this version of Yardi had the ability to be compatible with The Lift System for additional advertising requirements.

Simple but has essential features

Commentaires : I cannot add communication notes or change status of tenant in tenant file. I was able to do this in other Yardi software options. Importing and implementing is fairly complicated to set up. I am still deciding how I feel about Yardi Breeze.

Avantages :

Yardi Breeze is fairly easy to learn and has plenty of options to assist you in managing your properties. It has comprehensive reporting and simple format.

Inconvénients :

Yardi Breeze does not have a notes or memo section under tenants. I cannot select tenant under eviction as I have been able to in other Yardi Property Management software. You cannot import ledgers into tenants accounting unless you want to enter every charge and payment manually.

Inefficient and Exhausting

Commentaires : The overall experience since day 1 of using this product has been ABSOULTELY TERRIBLE. At this point my team and I are extremely exhausted. We were very hopeful when signing that this would automate some tasks and make the multi-family side of our business much easier to maintain. However, it has been the complete opposite. Processes that were simple in previous software have become much more time consuming and inefficient. I truly believe this is an immature software and should not have been released to the public yet. Steer clear, people. Go with something else.

Avantages :

Breeze seems to have a nice "look" and is more user friendly to navigate. There are multiple ways to get to certain screens.

Inconvénients :

The accounting on this software is not efficient. We've ran into so many issues and nobody seems to have an answer for basic features that this software is lacking. During the sales process, we were ensured this was THE BEST software on the market for Multi-Family managers. However, Breeze does not even allow owner draws to be sent Via EFT over $25,000. We have multiple multi-family properties whose draw is consistently double or triple that amount. Breeze does NOT function in multiple tabs or windows. If we are in the middle of a process but need to go double check a number, we have to exit and start all over once verifying. Breeze also lacks the ability to split late fees or application fees with the properties, which both of the other software's we have used were capable of doing. Receipts posted in a batch do NOT post to tenants ledgers until the batch is posted, meaning we either have to have a ton of batches per day or a tenant who pays in the morning does not get that to show on their ledger until the batch is posted at the end of the day. There is no tenant credit button. If you want to issue tenant credits, you have to enter a negative charge - but the kick is that negative charges do NOT automatically apply. Meaning, each month once charges are posted you have to go search for those negative charges and manually apply them. That's IF your monthly charges post automatically. We've had two consecutive months of our automated tasks not working.

Love the all inclusive product

Commentaires : I like the product itself a lot and for the most part it's fairly intuitive. The help guides are actually helpful for most categories. The customer support is the weakest area as they never seem to be online and can take days to return my messages.

Avantages :

I like having all my properties in the same accounting system. It's so much easier when tenants call in for me to figure out what property they are with now.

Inconvénients :

I didn't like the implementation process. It was a hard slog to get through but now that I'm up and running with the product I'm enjoying it.

Breeze is so much easier to navigate

Commentaires : The staff are all very friendly and helpful and know the system really well. They know the answers to questions almost all the time or will find the answer and get back to me.

Avantages :

We converted from Gen2 version to Breeze and it's so much easier to use. Navigating the software is user-friendly and makes sense. It's so easy to scan rent payments on my phone for deposit and much quicker. Love that I can attach invoices to my payables so it's easy to look up later.

Inconvénients :

The chat feature on the system isn't actually available very often. Most the times when I click on it, it say it's unavailable and then you have to email. It usually takes a day to get an answer back via email.

Stay away from Yardi.

Commentaires : One of the worst experiences I have every had with any company. We had onboarding specialist who would not help. After telling our salesman we wanted someone else multiple times they still insisted on this person being on our calls. We never got our site up and running. Many things were told to us that never happened. It took days to get tech support to help fix any issues we had. They were very rude to talk to. When I called to ask my salesman to let me know if our contract had expired. He cussed the company and apologized. Most unprofessional call I have ever been on. This was the longest 2-3 years of my life. Glad we finally left.

Avantages :

It is a very powerful software that requires multiple full time people to keep the system running.

Inconvénients :

Too confusing to use. It is so complex and complicated that it is hard to figure out what all is going on. You have to make sure all the property info is correct or it will mess everything up. We had many units not get billed because the tenant went month to month, so the system quit billing. We had to go though all of our units and change the billing data to 2099. This is one of the many issues we had.

Software Review

Commentaires : I have had a good overall experience with Yardi Breeze. I admit I do not use every function possible for the software, but the ones have used have been a good experience.

Avantages :

Yardi Breeze is easy to use. We use it for property management software, tenant portal and reporting. Being able to produce reports as needed is very helpful to present to our investors and business partners.

Inconvénients :

Although chat availability for support is very helpful, I do whish at the beginning of using the software there was a support line you could call for any questions. It would have been helpful during set up.

Absolutely love the software!

Commentaires : I was in the midst of adding commercial units into my portfolio, which is what brought me to Yardi Breeze. My overall experience was good.

Avantages :

As an owner with a portfolio of multi-family and single family units, there are a ton of features I like about this software. If i had to single out a few that were most important to me, I have to call out the ease of use, online support and customization. The system flows quite well going from function to function and is easy on the eyes. After a few hours in it, I was able to navigate fairly easy. The on-boarding agent assigned to me was great. Between her email communications and the online live support team, I got questions answered within minutes and the staff knows the product extremely well with the ability to explain things in a way this non-accountant minded person could understand. Lastly, the ability to customize labels and fields and pull reports from them was an unexpected surprise. I do not think there is anything one could come up with that Yardi Breeze cannot solve for.

Inconvénients :

I am one that will always run into something I do not like about a software because I am picky, however, there is nothing I dislike about the software.

Commentaires : This product serves its purpose, the features that we use make our lives so much easier.

Avantages :

I like the ease of use the most, it is pretty easy to navigate. The tutorial videos are right at your fingertips, it made it easy for me to learn how to use the software without sitting down for a training. Customer service is quick to respond, and always helpful.

Inconvénients :

Wish there were different features, if you do not have an account set up for the financial side you cant use all the features. The way our organization is designed we cannot have a separate account for this program. Other than that great product,

They're awesome when Live Chat is available

Commentaires : Their suggestions feature that goes to programming is questionable. . . I haven't seen any changes that I've suggested actually go through. They still haven't fixed the HUD recertifications security deposit problems. That's a huge concern.

Avantages :

Live chat - when they are available they are amazing for the most part. I have only had one or two bad experiences with an employee who wasn't familiar with the issues I was dealing with.

Inconvénients :

There are glitches, and user errors that I can't always take care of without live chat help. They're not always available when I need them.

Inconvénients :

Rent Cafe is more difficult to adapt to for me. My portfolio is more commercial real estate and Cafe is more geared toward residential properties.

Yardi is easy to build and navigate. It’s extremely user friendly for all sides including tenants and staff.

Best Product for Independent Owners

Commentaires : Very positive—especially with support.

Avantages :

Support is the best available. The competitors are not as responsive.

Inconvénients :

Too many options. I am a small operator and need simplicity.

Yardi Breeze for Commercial Property Management

Commentaires : The program was easy to learn.

Avantages :

System is easy to learn. There is also the ability for the tenants to pay their rent online and view their account if they sign up for Rent Cafe. That decreases the calls to our office for assistance.

Inconvénients :

I would love it if there were an app for our use as well as the ability for the tenants to download an app for Rent Cafe. It's a little clunky to use the program if you're not on a computer or tablet. I would also like the ability to be able to easily customize reports.

One year using Breeze

Commentaires : Onboarding and setup was pretty simple. Yardi staff was nice to work with and customer service has been very helpful the few times that we've reached out.

Avantages :

Powerful accounting software. Excellent for commercial properties where CAM's need to be reconciled.

Inconvénients :

No mobile app, very basic user interface

Commentaires : It is nice that information is within in one program.

Avantages :

Tenant information is easily to access within the resident's profile.

Inconvénients :

Sometimes, I have to dig through several drop-down menus to find information. When processing Security Deposit returns, it automatically pro-rates the rent based on the actual move-out date as opposed to the notice date.

Easy to use

Avantages :

The software over all is easy to use. My building managers have been using it for about a year now and it was an easy transformation from Yarid Classic to Yardi Breeze.

Inconvénients :

The software needs more updates and ways to be able to customize letters.
