The interface is very easy to use, and appreciate the forced requirements to enable a lease to go live. This ensures things are complete and done correctly.
There are a couple things that were hard to find, particularly some of the items that get populated into a least template.

A great tool for property management
Avantages :
Tenant cloud is easy to use for our tenants and for us. It makes it easy to track what is happening where. It allows an open line of communication with tenants and keeps all our documents in one place.
Inconvénients :
There are a few things I think could be better. - Options for creating a tenant profile, some of our tenants don't have or don't use email addresses, it should not be mandatory. There should be an option to create an account with just a mobile number. - You can't send group messages. - Can't invite to apply using a phone number. Often times people want us to text them a link and it is not an option.

Tenantcloud - The Goliath Slayer
Commentaires : Great overall, highly recommend it. Just realize support is meh. It is way better than appfolio and a tenth the price AND easier to use. Did I say the support sucks?
Avantages :
There are so many features you have to have in a property management solution. I like the application system, background checks, automated ACH systems, ability to put my leases and proprietary documents in, listing ability, accounting systems, pretty much everything you need in here is done really nice. Most important it looks like a modern tool and works well on my phone, tablet, and computer. I reviewed many, many systems and most had a very old school and bulky user interface that was not enjoyable.
Inconvénients :
they change things and make old features paid for features...Their customer service and tech support is pretty crappy. Used to be phone call (which is the best), then chat (which is meh), now it is a stupid ticket system that creates LOADS AND LOADS of extra work on my part and I don't think the tech support actually reads the tickets.
A comprehensive property management solution
Commentaires : Overall, it's been positive. I generally use it for accepting applications, background checks, unit FMV checks, listing a unit across multiple platforms, accepting rent, and bookkeeping.
Avantages :
Very comprehensive on the landlord's side, covers everything from A to Z on property management.
Inconvénients :
So comprehensive at times that using certain features is not intuitive. The asking for bids from Service Pros comes to mind. I have had certain tenants mess up signing up for the portal on their end (accidentally signed up as a landlord for free trial) and it's a real mess to fix - should be easier.

Daily SPAM & Poor Customer Service Respondes
Commentaires : After setting up one property the system would allow me to at more Units. Didn't have time to figure it out. The daily SPAM, the reply to asking about stopping the emails and I'm glad I didn't try to get Verified. I see a number of complaints on that process. Plus when I reached out to their online support chat, I was asked if I had an account with TC. At that moment I didn't because I wanted some answer before wasting my time. The reply was you have to have an account for us to talk to you!!! REALLY?!?!?!
Avantages :
It had a fresh look and it was somewhat easy to figure out without looking for or asking for help.
Inconvénients :
14 days trial is not enough time to really put this service through it's passes. The daily SPAM to upgrade and use other services and not being able to stop them. Per customer service, (my words) live with it or don't use our service.

Easy to use
Commentaires : Ive had a great experience with tenantcloud. Its easy enough for me to use and customer service is always there when i cant figure something out.
Avantages :
I really like the tenant portal. I like that the renters can use this to help their credit. Any time i have an issue customer service is right on it.
Inconvénients :
the documents feature is hard to navigate (im not great with tech so prob. just me) When i try to copy and paste it comes in all over the place and it takes more time to fix than to just type it in.

ROOF Tenant Cloud Review
Commentaires : I enjoy it, and wouldn't want to go to another company even though most of the things have been changed and features are now charging more. It's safer for me to stay with Tenantcloud because I am a loyal customer to good products.
Avantages :
The best part about Tenantcloud is that the customer service and sales have always been personable and available. I love the fact I can have me or my clients call in and they love having live help.
Inconvénients :
Since the trade from Dwolla to Stripe it's been difficult having new accounting protocol and keeping track of the income and expenses in real time.

Good product but expensive
Commentaires : Overall I am satisfied at best. It does what I need it to do - though it could certainly be better. The significant changes last year made me regret choosing TenantCloud. If I were just an owner, I'd pursue other options. As a property manager, there aren't many better options out there.
Avantages :
The best features of TenantCloud are for property managers. TenantCloud enables appropriate interactions between both property manager and owners and property manager and tenants. This capability is the only reason I have continued with TenantCloud.
Inconvénients :
TenantCloud implemented steep price increases last year, then changed payment processors and added/increased payment processing fees. Unfortunately, once you're setup with all your properties, owners, and tenants, it is difficult to switch to another platform. TenantCloud also does not incorporate true accounting. It does have a transaction page, but doesn't truly track the inflows/outflows of all the money. The effect of some options are difficult to understand when setting things up like a lease.
Experience with TenantCloud
Commentaires : Overall my experience with TenantCloud has been great. Simple and quick to log expenses.
Avantages :
Simple clean software used to create leases and collect rent. Able to do everything between finding tenants and collecting rent.
Inconvénients :
Although the cost is not too high, for one property it can add up.
Good value
Commentaires : Good enough that I would keep my membership, but I wouldn't pay much more.
Avantages :
Online application are great, especially with digital signatures and the lease function.
Inconvénients :
It's clunky and can be slow. The accounting function can be difficult to get through. More like quickbooks would be better.
TenantCloud Review
Commentaires : We use TenantCloud for tenant communication and payments. This has been pretty smooth considering the price.
Avantages :
Ease of use at affordable price. Auto invoicing is convenient.
Inconvénients :
Lack of quality financial reporting. Supplement with Quickbooks.

Commentaires : Overall a very good experience. I feel like TC meets our needs well, with additional features we haven't even explored yet. All at an extremely attractive price point for anyone in the business, small or large.
Avantages :
TenantCloud covers all the bases that we need in order to effectively manage our properties. From property tracking and online listings, to prospective tenant applications all the way through to lease creation and signature. Once in place, tenant payments, communications, and maintenance requests are all handled in one place with continuity across all parts.
Inconvénients :
I sometimes struggle with the lease renewal process and making sure I am doing things right before actully committing changes. However, recently this is where TenantCloud has really shined. In the first yet or so support was limited to online forums and FAQ's as well as what appeared to be an offshore chat feature that would use the same tools we had and copy / paste answers from these forums and FAQs. In the past year this has all changed and a call to TC Support is now met with knowledgeable persons with a true understanding of the business (many seem to come from PM backgrounds). They will work through challenges with you and help you to confirm you are making the right decisions for YOUR business. Kudos to TC for really stepping up in this area.
A great entry level software
Avantages :
Support is outstanding first and foremost. After that, it provides many of the features i needed in management platform, is very easy to navigate on the tenant side, a feature that would be a deal breaker as tenants don't want to spend a lot of time trying to find what they need, and the ability to record other company income and expenses suck as vending machine proceeds is a major plus.
Inconvénients :
Would like to have the ability to offer an online application without it being tied to a specific property, or requiring me to lust the property first. Also would like to see the ability to add new vendors on the fly through the expense form. When a maintenance guy brings mw a new receipt for payout, i often have to cancel the entey to go back and add a new vendor first.

New and still in trial
Avantages :
Loved the vendor process and maintenance requests as well as the owner portals.
Inconvénients :
There is no Move In / Move out and general inspection documentation. it will beneficial to have such function and then have the system allow you to task the work to a contractor. You do not have a reconciliation process for bank accounts I think that is a negative. Also you don't have an option to issues 1099 to vendors / owners and fire files to the IRS again another negative.

Going on 6 years of use and still loving it
Commentaires : I’ve been using tenant cloud for almost 6 years now. I wanted something that was simple and inexpensive for managing the one property we are renting out, and Tenant Cloud has delivered over the years. Our tenants have appreciated the simplicity of the system and it’s been very easy for them to submit maintenance reports and set up automatic payments, the two most important factors for a simple rental situation like ours.
Avantages :
Very easy to keep track of payments and expenses. Very user friendly for our tenants, especially when setting up automatic payments.
Inconvénients :
For a landlord that only manages one condo, the initial setup feels a little daunting just because the system is so robust as to accommodate multiple properties. Took a little getting used to, and the tech support was great in helping that process.

Helpful for Rent Collection
Commentaires : Overall, I have had a good experience, but I wish the communication option was easier for the tenants. I wanted all the tenants to correspond with us on TenantCloud, but they opt for texting and emailing since those are still easier. Also, one of my tenants said he found it hard to make a maintenance request and ended up just texting me, so a better interface for tenants would be better.
Avantages :
We were attracted to Tenant Cloud because it offered a way for tenants to pay rent via ACH, so our tenants would not have to pay fees and could easily pay online. TenantCloud also sends automatic reminders to tenants to pay their rent, and so far we have had no late rent payments!
Inconvénients :
Have had a few issues that were mostly fixed after reaching out to customer support. I don't like that it takes a long time for a payment to hit my bank account, as the ACH payments are sent first to my TenantCloud balance and then transferred to my bank account. Depending on when rent is due (since transfers are only made on business days), it could take up to more than 10 days for the payment to hit my bank account. I also wish it was easier to sync with QuickBooks.
60 Rental Units
Commentaires : Took about 4 business days to set up 60 tenants including stored documents. There were a few learning curves but nothing extremely troubling. Plan to set up other aspects as time permits.
Avantages :
Fast, easy cloud-based implementation. Smartphone app. Tenant portal. Cloud document storage. Equipment/asset management with maintenance reminders.
Inconvénients :
Difficult to get reports on certain typical rental business functions (ie. bank deposits).

Well rounded software
Commentaires : Overall I have had a great experience with tenant cloud. Their customer service has always been very responsive and reliable.
Avantages :
I love that there is payment processing at no expense to the owners or tenants and a well rounded accounting software included in the annual fee.
Inconvénients :
Currently there is not the ability to pay/refund/ or move money to tenants outside of a security deposit. I would like that feature back.

Robert, we appreciate your feedback! We wanted to let you know that due to the latest system update if you want to send funds to your tenants you need to use the 'Refund' option. The same relates to the Security deposit, but please note you can refund it no later than 170 days after it was paid. Porftolio Manager
Commentaires : This is well worth the time to implement in your portfolio or private personal hosing units. I would 100% refer this program to others. I have used in my past experiences Yardi, onsite, and hab, and Tenant Cloud is much easier and user-friendly for the residents and vendors as well as the office personal.
Avantages :
This feature is great for smaller portfolios under 150 units and for private landlords. The syndication with Zillow and other listings does help some. Great software for the money and easy to use. I love that I can add photos to the work orders when completing and link the vendor and the payments directly to the property and the vendor's profile.
Inconvénients :
It does not link with all programs, it also does not have a lot of advertising so the listing leads are pointless in my region. More advertising to get residents and prospects on the site that are looking for places would be great as well as more functions and abilities to remove some of the formated work orders for the properties. Ex. elevators if you don't have them that shouldn't be an option for the resident to choose for a work order( This would be like one putting in a pest control and it not being included in lease) These happen all the time.
TenantCloud feedback
Commentaires : I enjoy using TenantCloud. It keeps things centralized and organized for my Management business. Having this system helps me grow my business. The customer support, when issues arise, help issues get solved quickly both for me and my tenants. The big downside is the cost per month. I pay $100 per month when other apps are less expensive. I started using this application when it was significantly cheaper (free initially).
Avantages :
- TenantCloud messenger - Maintenance requests - Listings - Customer service is very helpful and mostly available
Inconvénients :
- Many times it takes too long to load when you are going from page to page - Stripe system takes too many days to clear rent payments to bank - You can not change the "tenants pay separate" back to "tenants pay jointly" once it is in the system - If tenant was on month to month but then you extend their lease to a one year lease at a higher rate, the system doesn't update their rent amount automatically the next month when it switches over. - It costs too much per month. I pay $100 a month for this, when other apps charge less.
Our Go-To for tenant Management Systems
Commentaires : Overall, I am very happy. I have tried other much more costly programs and quickly returned back to tenancloud. It's ease of use, and customer service have been great. The program has improved dramatically over the years and they continue to listen to customer input to improve their programs!
Avantages :
As a property manager it is detrimental that you have systems in play in order to scale and grow your business. We like many, started out just my husband and I with a few rentals and have over the past few years scaled. It is impossible to keep everyone and all properties straight. Tenantcloud does it for us. All communication are recored, rent is tracked, deposits are tracked, leases are systematically emailed and e-signed. It's a no-brainer
Inconvénients :
There is little I don't like about the software. I will say that the most recent email sent out to tenants without first speaking to those of us who actually pay for your services did nothing but ignite an unnecessary fire and create added tension in an already very difficult time. Please remember to put the clients who are PAYING you first.

Commentaires : Terrible. Bad software. Bad leaders. Will do whatever suits them including talk to your tenants without you knowing.

Nothing. Stay away because they will interfere with your business.
Inconvénients :
TenantCloud [SENSITIVE CONTENT HIDDEN] is a reporter and during the COVID-19 pandemic sent a survey to ALL tenants suggesting MULTIPLE ways to avoid paying their rent and asked if they would speak to a reporter. TenantCloud never told the Landlords about contacting their tenants or asked permission.

TenantCloud must use
Commentaires : Only great experience so far. Few issues I've had customer support was able to help.
Avantages :
Accounting, listing rentals, invoicing, tracking maintenance. All very easy with tenantcloud. App makes it easier.
Inconvénients :
Leasing a unit can be a little difficult to navigate. Customer support is email only.

The app, both web and mobile are very intuitive, the feature offer everything I need to manage my nine properties while holding an unrelated full time job.

Nothing comes to mind, I really get everything I need from this tool, and it’s very reasonably priced.
